Ground Floor

Hallway: a wonderful entrance to the property into a stunning large reception hallway with an open fireplace

Lounge: the property benefits from a double lounge separated by an archway, both lounges have open fireplaces and plenty of seating on beautiful sofas and chairs. The terrace doors open up onto a covered veranda with table and chairs. The back lounge has a TV with Freeview which is hidden in the cupboard and raised by a mechanical lift

Dining room: a stunning room with a stunning dining table that can seat 24 guests comfortably for dinner and an open fireplace, the doors into the kitchen can be closed or opened

Kitchen: a fully-equipped new kitchen with hand-painted units and a stunning worktop. The kitchen has two Miele ovens and warming draws, induction hob, two large fridges, wine cooler, dishwasher and a hot tap for teas/coffees. There is also a breakfast bar with seating for three guests

Ante kitchen: just off the kitchen is an ante kitchen ideal for food preparation for caterers. Included in this kitchen is a dishwasher, additional sink, microwave, oven, warming draw, fridge, small freezer and a small table with seating for six guests

Study/utility room: room with desk and large screen which can be used for business conferences in other rooms. Neatly hidden away in wall units is a washing machine and dryer

First Floor

Master bedroom: a large double/twin bedroom with a super king size bed and wonderful views, the large en-suite has a bath and separate shower

Kitchen/dining room: large room has seating for 8- 10 guests, and has doors opening on to the courtyard and lawn. The well-equipped kitchen with granite work tops, two ovens, microwave, fridge/freezer and dishwasher has everything you would need for the perfect self-catering holiday

Bedroom 4: cosy bedroom with a double or twin king size zip and link bed; this bedroom is accessed by its own staircase. The bedroom has its own en-suite shower room

New Forest Cottage

Ground Floor

Living room: a luxurious living room stretching from back to front of house; the French doors open directly onto a covered terrace area bordering onto a private lawn garden area with lovely views of the estate gardens. The dining table can seat up to 4 guests

Kitchen: a modern, well-equipped kitchen with oven, microwave, large fridge freezer, washer/dryer and numerous kitchen appliances, the breakfast table seats 2 guests

Bedroom 1: double/twin bedroom with a king size/zip n link bed with views overlooking the estate gardens, the en-suite has a bath with overhead shower

Grounds

New Forest Estate is accessed through private grates and along a gravelled driveway with parking for up to 12 cars in the parking area. The terrace has seating for 24 guests and a BBQ for al fresco dining and a firepit for those colder nights. The house has a walking path which leads right into the New Forest. Guests can keep themselves entertained with outside games including table tennis, badminton, volleyball, large Jenga, Connect 4 and croquet!
