Tye Rock occupies one of the most commanding coastal positions in Cornwall with inspiring views stretching from Predannack on The Lizard across Mounts Bay towards Lamorna and Mousehole on Lands End Peninsula. The Times newspaper described the house in 1913 as 'the best seaside house in Cornwall... an ideal place for those returning from hot countries or requiring a mild winter climate.' With a southerly view of only the Atlantic, the property appears regularly on the front pages of the National Newspapers and Television to illustrate enormous breakers and spray in extreme weather conditions. Aside from these occasional dramatic conditions, on sunny days the turquoise water and empty white sandy beach below is comparable to anywhere in the world.

Location

Tye Rock stands on the cliff top between the small traditional fishing harbour of Porthleven and the breathtaking stretch of coastline known as Loe Bar, with the spectacular scenery of the Lizard Peninsula on the doorstep. An easy one-mile walk to Porthleven provides all the amenities, whilst the ancient market town of Helston is just two miles inland. Loe Bar is a mysterious sand barrier which separates Cornwall's largest freshwater lake, Loe Pool, from the sea. King Arthur's sword Excalibur was reputedly thrown into Loe Pool which is now part of the beautiful National Trust owned Penrose Estate and is a designated site of special scientific interest supporting major migratory wetland birds.

The History

The house, originally known as Rockville, was commissioned by John Peverel Rodgers of Penrose and was built by a team of Irish labourers who blasted out the rocks in May 1883. It was requisitioned by the American Army and the 29th Infantry Division, 1st Platoon were stationed at the property prior to the Normandy Landings on Omaha Beach. The house was renamed Tye Rock Hotel and became a favourite holiday location for regular guests, artists and writers until being restored to a private residence. During the last six years, it has been a popular family seaside home loved by all ages.

The Accommodation

Sleeps 10 adults and 4 children maximum.

Ground Floor:
  1. The Entrance Hall with geometric patterned Victorian floor tiles also provides a reception area with home cinema/media centre.
  2. The Drawing Room has 180 degree views of the sea from two large bay windows and a wood burning stove to provide additional cosy warmth on a cold day.
  3. The Dining Room with large marble fireplace seats 12 comfortably and has spectacular sea views from its floor to ceiling bay windows.
  4. The Study has sea views to the south through a half-glazed external door. This door opens onto a sheltered terrace which provides an ideal spot to sit and watch the sunset. The room has a large desk, internet access, fascimile and telephone thus providing a suitable office for anyone needing to work. There is also a double sofa bed suitable for 2 children.
  5. The spacious hand-built kitchen with the original granite and slate floor is extremely well equipped for all food lovers. Catering for large numbers is made easy with a four-oven Aga, a gas/electric oven Mercury Range, two dishwashers and a Band and Olufsen music system. An additional laundry room with two washing machines, a tumble dryer and larder with deep freeze and fridges provides ample space for provisions.
First Floor:

The spacious first floor landing with a balustrade staircase and moulded cornicing leads to two principal large double bedrooms.

  1. The first master bedroom with marble fireplace has sea views to the south and east with a beautiful en-suite bathroom, also with a marble fireplace, two pedestal hand basins and breathtaking views out to sea from the period style roll top bath. There is also an extra single bed.
  2. The second master bedroom has sea views to the south and west with a beautiful en-suite bathroom with period style roll top bath, shower and two pedestal hand basins. There is also an extra single bed.

The back corridor leads to three further bedrooms.

  1. Double bedroom with sea views to the east and en-suite shower.
  2. Twin bedroom with sea views to the east.
  3. Double bedroom with views to the west.
  4. Shower room.
The Grounds

Cliff top gardens with lawn terraces for secluded sunbathing whilst listening to the sound of the sea or watching the passing ships. The area to the rear of the house provides excellent facilities for washing off wetsuits and surf boards. Alfresco eating is enjoyed with the use of either the gas barbecue or pizza oven.

Tye Rock is ideally situated to benefit from the weather conditions on both coasts. Easy access all year round (25 minutes) to the surf beaches on the north coast or alternatively the more sheltered southern estuaries provide sailing and other water sports.

  1. Surfing and swimming at local beaches (covered by RNLI lifeguards) including Porthleven, Gwithian, Kynance Cove, Praa Sands, Sennen, Porthcurno and Porthmeor.
  2. Coastal walks to include a visit to the award-winning pub at Hazlephron.
  3. Sailing and motor boating at Mylor, St Anthony and The Helford Passage.
  4. Fishing trips from Porthleven Harbour and sea bass fishing from the beach.
  5. Art galleries including The Tate & Barbara Hepworth at St Ives and Newlyn.
  6. Minack Open Air Theatre (open May to September).
  7. Local tourist attractions include The National Sea Sanctuary, The National Maritime Museum at Falmouth, St Michael's Mount, Mousehole and Flambards Theme Park.
